Scally’s, a well established local pub located close to the seafront in Weston-super-Mare, has been brought to the market through Christie & Co, off a guide price of £375k.
The wet-led pub, which holds a seven-day 2am license, features a large bar area for 150 people, as well as a pool area and stage for live music performances, which are hosted regularly at the venue. Outside, there is seating to the front and side of the pub for up to 50 covers, plus further standing space.
The first floor offers a four-bed flat, with separate kitchen and living room, for the owner or manager, or potentially for guests.
Sitting in a prime location in the centre of the popular seaside town and directly opposite the new Dolphin Square leisure complex, Scally’s experiences high levels of passing trade and footfall, particularly in the busy summer months.
Over the winter months, the pub also hosts darts and pool teams, providing a local hub for the community with year round trade.
Current owners, Dawn and Kevin Coupe are retiring from the trade and said, “We are looking forward to our retirement after 26 years of running Scally’s.”
Nicholas Calfe, Director based in Christie & Co’s Bristol office, commented, “This is a fantastic opportunity for a first-time entrant or existing operator to purchase as it is a very profitable pub whilst only trading as a wet-led pub, but also offers potential to increase its profitability by introducing a food menu and converting the existing four-bedroom owners accommodation into letting rooms.
“Pubs located in busy tourist towns are highly desirable as they offer strong trade potential in peak seasons and particularly those with a loyal local customer base, such as Scally’s, provide a very profitable investment with consistent revenue.”
