Warwick Hilton hotel sold to Serani Hotels

Renowned as one of the South Midlands leading hotels, the four-star Hilton Warwick/Stratford-upon-Avonl has been sold via Christie & Co to a privately held hotel group.

The 181-bed hotel is well established as one of the area’s most popular choices for corporate meetings and accommodation, due to its extensive conference and events facilities and draws its strong corporate business base from many of the South Midland’s leading public and private organisations. Other facilities include a large restaurant and lounge bar and a 24/7 fitness centre.

Spread across an area of seven acres, the hotel sits in a strategic location off the M40/Junction 15 intersection, two miles from central Warwick.

This highly accessible trading location makes it an ideal base to access a number of key corporate and leisure demand generators, including Birmingham International Airport, the National Exhibition Centre, Warwick Castle and Stratford-upon-Avon, a popular tourist destination famed as being Shakespeare's birthplace.

The hotel owners have appointed Countrywide Hotels to manage the site. Darren Patt, Managing Director of Countrywide commented, “We are delighted to be appointed following the strategic acquisition of M40J15 Warwick Hotel. There are immediate plans to refurbish, reposition and rebrand the hotel to a Delta by Marriott hotel and the site will immediately benefit from a multi-million pound investment programme.”

Alex Campbell, Director of Corporate Hotels in Christie & Co’s Hospitality team who brokered the sale, commented, “As the business was available free and clear of the Hilton branding, the asset management and repositioning angles attracted a wide range of interest from domestic and international investors looking to acquire a strategic, freehold hotel.

'Despite the pandemic there remains a strong level of well-funded investors keen to acquire hotels, and we wish the new owner all the best as they look to capitalise on the post pandemic recovery.”
