New owner needed for B&B in West Yorks market town

Dowgill House, the only dedicated bed and breakfast in the centre of Otley, West Yorkshire, comes to market through Christie & Co, with a guide price of over £550k.

Otley is situated in the Lower Wharfedale countryside, between vibrant Leeds, elegant Harrogate and cosmopolitan Bradford. The town centre offers an attractive mix of new and traditional businesses, with many of the buildings dating back to the eighteenth or nineteenth century and boasting Conservation Area status.

Dowgill House enjoys a prominent position in the town centre, surrounded by a great selection of traditional pubs and inns, restaurants and shops.

The B&B and owner's accommodation is set in a characterful Grade II-listed Georgian Town House and has been sympathetically restored and well maintained by the current owners, Tim and Helen Wilkinson.

It comprises four en-suite bedrooms, three warm and welcoming reception rooms, as well as a separate floor with two additional bedrooms and a bathroom for the owners private accommodation.

The Wilkinson's established the business 13 years ago but family circumstances have now prompted the decision to bring the property to market in order to seek a well-earned retirement.

They commented, “Dowgill House is at the centre of the town so is handily placed for our countless community events, such as the cycle races, carnival parade and Victorian Fayre. Everywhere is walkable, shops and regular markets are all on our doorstep although the town returns to tranquility on an evening.

“It’s been a pleasure to live and work in one of the oldest and probably best preserved houses in Otley, building up our business since 2008.

'Everyone in Wharfedale knows us and with no other letting rooms available in Otley town centre at present, and the town emerging from the recent restrictions in remarkably good health, it’s time for someone new to take over and continue Dowgill’s legacy.”

Alex Rex, Business Agent in Christie & Co’s Hospitality team is handling the sale and added, “I'm delighted to be selling the only dedicated B&B in Otley town centre on behalf of Tim and Helen.

'The turnkey business offers a new owner plenty of growth potential, by expanding the number of guest rooms or adding tea rooms, subject to necessary planning, or perhaps it could appeal to a buyer willing to turn it into a residential home for themselves, for which planning consent already exists.”
