Cup Tea Lounge Edinburgh & Gin71 for sale

Cup Tea Lounge Edinburgh on South Charlotte Street in Edinburgh’s New Town is looking for a new owner through Christie & Co, and is seeking £175k for the leasehold interest with an annual rent of £110k.

Operating as tea rooms during the day serving light lunches, afternoon tea and a great range of cakes and treats, after 5pm the business changes face to become Gin71, a popular gin bar and eatery with a vibrant selection of premium drinks and food.

The current owners, Cup Glasgow Ltd, are looking to sell in order to concentrate on their two well-established sites in Glasgow.

Stuart Drysdale, Associate Director at Christie & Co who is handling the sale, commented, “Cup Tea Rooms occupies a fully refurbished mid-terraced townhouse in an excellent location which trades as a very successful business during both the day and night time, catering for a large range of customers.

“There is also potential for development as the first floor which currently contains an office and store room could be transformed into additional public space, such as a private dining room. This is a very exciting and rare opportunity for either a new or existing operator.”
