£1m Snowdonia hotel seeks new ownership

The Eagles Hotel, situated in the heart of the lively market town of Llanrwst, on the edge of Snowdonia National Park in North Wales, has come to market through Christie & Co, with a price tag of £1m.

Located just four miles from the popular tourist resort of Betws-y-Coed, the substantial Grade II listed hotel occupies an idyllic spot on the banks of the River Conwy amongst the stunning Welsh Valleys and is central to many major tourist attractions.

Additionally, the site boasts a two bedroom duplex self-contained owner’s accommodation comprising a kitchen, large lounge, study, modern bathroom/shower room and two large double bedrooms with far reaching views over Tu-Hwnt-l’r Bont, Gwydir Forrest and the Conwy Valley beyond. Externally there is a south facing secluded private sun terrace.

The hotel sits on a large plot with the vast outside space providing a car park for 32 vehicles, a children’s play area, a terrace with disabled access ramps, and three garages. The current owners are Rupert and Rhonda Stevens, and Rupert commented, “My wife and I bought the Eagles Hotel in April 2013 as a retirement project. Since then we have carried out extensive renovations and repairs to both the inside and outside of the hotel which include; refurbishment of all 15 letting bedrooms (the 16th is currently undergoing full refurbishment works and is soon to the completed), refurbishment of the two bars, restaurant, function room and bar and complete modernisation of the commercial kitchen.

'The building has been entirely re-wired, re-plumbed and has had a new fire system installed to comply with modern fire regulations. The property also benefits from having two modern Worcester commercial gas fired boilers for hot water and central heating.

“Since we arrived in Llanrwst we have had masses of support from the local community and have made many lifelong friends, however the time is now right for us to finally enjoy our retirement. Moving forward our intention is to buy a small property in the local area and to enjoy the Eagles as customers!”
