The Smokehouse & Lodge, in the popular and vibrant East Sussex market town of Uckfield, has been sold via Christie & Co to local investors off a guide price of £500k.

The distinctive Grade II-listed public house currently offers an American-style menu and a range of cocktails, offering seating for up to 40 covers in the main bar area and a further 40 covers in the separate restaurant, plus trade patio seating for 24 covers, a dedicated smoking area and on site parking for 20 vehicles.

Alongside the food and beverage offering, The Smokehouse & Lodge also provides seven tastefully decorated en suite letting bedrooms, comprising four singles and three doubles. Situated on the bustling High Street, the venue is ideally located in the heart of Uckfield, catering to residents and visitors to the town.

Having owned the property for the last 21 years, previous owner, Chris Chapman decided to sell The Smokehouse & Lodge in order to focus on his other business projects.

New owners, Kevin and Jamie Ardagh commented, “We are very excited to have secured the purchase of Smokehouse & Lodge and look forward to reviving the property to realise its full potential.”

James Hughes, Business Agent at Christie & Co, who handled the sale, said, “This was an easy and quick process for all parties involved. There was a great deal of interest surrounding this property and multiple offers were received within the first two weeks of marketing.

'The Smokehouse & Lodge represents an exciting opportunity for the new local investors and I wish them the best of luck as they embark on this fantastic new business venture.”
