New owners for £425k Northumberland guesthouse

The Butterchurn, a guesthouse situated in the village of Otterburn in Northumberland, has been sold via Christie & Co to a husband and wife team, off an asking price of £425k.

The B&B offers eight ensuite bedrooms, a large dining room and guest lounge with TV and comfortable seating. Additionally, there is site parking for up to nine vehicles and a large garden and summerhouse.

Situated in rural Northumberland, The Butterchurn provides a picturesque setting for visitors and is well located to act as a base for tourists exploring the area, with famous sites such as Hadrian’s Wall nearby.

The guesthouse is also perfectly placed to provide accommodation for wedding guests attending the popular venues in the surrounding area, including Le Petit Chateau, Otterburn Hall and Woodhill Hall.

Previous owners, Keith and Valerie Anderson had run the business for over 20 years and decided to sell in order to retire.

The new owners, husband and wife team, Mark and Jane Goddard were drawn to The Butterchurn after falling in love with the village and the business and decided to purchase it as part of a lifestyle change.

They said, “We were looking for a bed and breakfast to purchase for quite some time and couldn't believe our luck when such an amazing property, The Butterchurn with its excellent reputation, came up for sale in such a beautiful part of Northumberland.

“We are already really enjoying running a B&B, and we wish we had done it 20 years ago. Christie & Co held our hand through every step of the process and constantly kept us up to date. We couldn't recommend them enough.”

David Cash, Senior Business Agent at Christie & Co handled the sale and commented, “When we took The Butterchurn to market it was always my gut feeling that the buyer would be somebody looking to fill Keith & Val’s shoes and embrace the business in its current format.

“In the wider market, we’re seeing interest from ‘lifestyle purchasers’, similar to Mark & Jane who are seeking to get out of the rat-race so to speak and enjoy a different way of life as hospitality business owners.

'Often, location is the key to success for this type of business and with rural Otterburn a hit with tourists and being in close proximity to popular wedding venues, there are plenty of opportunities for the business to continue to flourish.”
