North Yorkshire village pub comes to market

After some 16 years running the Royal Oak, owners John and Julie Burrows are planning to retire from the licenced trade and have put their pub in Burton Leonard, North Yorkshire, up for sale with Fleurets, with a guide price of £295k for the freehold.

Situated in a conservation area, the Royal Oak lies just off the village green of the attractive and popular village of Burton Leonard. Burton Leonard is situated in attractive rolling countryside, easily accessible from the nearby A61 around 1 ½ miles away and A1(M) around 5 ½ miles away and lies between Harrogate and Ripon.

Forming part of a terrace of cottage properties, the Royal Oak has traditionally appointed bar and dining facilities which include a central bar with stone flag floor and feature stone surround fireplace. There is a dining room which can accommodate up to 30 covers and an overflow bar and dining area for a further 14.

The Royal Oak has a good sized, well presented, self contained private accommodation. Outside there is forecourt parking, a rear service yard and a patio beer garden and lawned garden.

According to Nick Thomas of Fleurets: “The Royal Oak is an established and traditional village freehouse, currently trading on a 55:45 dry/wet split. The pub operates on a 5 ½ day trading week.”
